“THANK YOU CHAIR AND THANK YOU FOR CITY STAFF AND THE APPLICANT I had a few questions regarding the classification of, like, the build-out. Is this considered a condominium or a planned urban development? And the reason I ask is usually insurance policies are very, you know, keen on the classification and what that would mean in terms of premiums. I'd like to know whether it's, you know, because it's shared walls, obviously, so is there a HOA master policy that would take in effect? for this type of parcel?”

  2. Play at 20:28
“Condominium, so okay. And in terms of the amenities and the parks, are there any play areas for children?”

    Planning Commission · Sep 17, 2026

  3. Play at 21:32
“Okay. And it being next to the vicinity of the OCFCD channel, does that play any significance in terms of flood? I don't know how that works, but like flood insurance or is that required?”

    Planning Commission · Sep 17, 2026

  4. Play at 22:01
“Okay, perfect. No further questions. John, I appreciate that. Thank you.”

  5. Play at 1:00:33
“Thanks, Chair. And, you know, we've heard the public benefit, but I wanted to hear about community benefit. I do know that I think from your first answer regarding a play area for children, I mean, this parcel is going to have 73 bedrooms and 24 bedrooms. It's fair to say it's going to be pretty family oriented. So is there a possibility to throw, I don't know, the park plan was already approved and like a tot lot or some sort of a play area within the open space here, you know, for kids to, children in play. I mean, throw a swing set or a tot lot or something.”

  6. Play at 1:01:37
“I see. Okay. You mentioned the parking spaces. You know, we have 28 guest parking spaces. I'd like to know about, you know, what if an incident happens where I have a garage and I use it as storage and I decide to utilize a parking spot that's dedicated for a guest. There's not that many parking spots for guests in general here, I think, because it's situated in the center. I feel that there should be a system in place, or maybe in the CCNR, maybe you know this, do they have regulations on, you know, an owner like myself parking in a guest parking space, utilizing it where somebody's hosting…”

  7. Play at 1:05:02
“Yeah, no, I think this property would be nice to bait that permit system from the HOA, maybe have a lottery system and have additional permits. There's a lot of spillover from neighborhoods, and they want to borrow parking spots, especially in the ABCs, so I think that would be a good avenue. Real quick on this, and it's more of a real estate question. I know the Fed's raised the interest rates yesterday. Typically, I know KB, for example, Prado is in Cadence Park. They offered a broker co-op. What is typical here? Are you offering a broker co-op to attract buyers?”

    Planning Commission · Sep 17, 2026

  8. Play at 1:06:40
“Right. And then your design studio is nearby, too?”

    Planning Commission · Sep 17, 2026

  9. Play at 1:07:50
“Great, and I'm curious about affordable units. Are they bare bones and you give it that way, or do they have leverage to choose their, you know?”

    Planning Commission · Sep 17, 2026

  10. Play at 1:08:57
“Excellent. Okay. Well, no, thank you for that. I mean, this is akin to the KB Centerpoint in Downey. I'm familiar with that property as well, based on the number of units. I like that location. But, you know, aside from that, the tot lot is something that I'm really steering towards, something for children to play. Last question about school districts. Have the schools been notified and they can handle the capacity for any influx of new students in the area? for the city staff?”

    Planning Commission · Sep 17, 2026

  11. Play at 1:09:37
“Okay, I appreciate that. Thank you so much. No further questions. Thanks, Sean.”

    Planning Commission · Sep 17, 2026

  12. Play at 13:51
“Thank you, Chair, and thank you for the staff. I agree with Brenda. It's robust attachments, certainly. I've never encountered that since I started, but I had a question regarding the benefits, public benefits. The definition of significant and specific public benefits is somewhat flexible, and that's how you want to keep it, but I'd like to know how can we have that fine balance between public benefits that are flexible versus predictability for future applicants? So that's not, you know, they have a clear set mind about what they need to expect as far as public benefits.”

  13. Play at 8:46
“For the record, I was able to review the last meeting, so I'm voting on it.”

    Planning Commission · Jul 16, 2026

  14. Play at 27:49
“Thank you, Chair, and thank you for the staff and applicant. I think it's aesthetically pleasing. I had a question regarding the affordable units. Is it fully integrated in the project and architecturally indistinguishable versus the market rate units?”

    Planning Commission · Jul 16, 2026

  15. Play at 28:08
“They are. Okay, excellent. And piggybacking off of Commissioner Lin's question on EV chargers, are those all housed in the seven-story building and none exterior?”

    Planning Commission · Jul 16, 2026

  16. Play at 28:18
“They are? Okay. No further questions. That's it. Thank you. Thank you.”

    Planning Commission · Jul 16, 2026

  17. Play at 35:34
“JUST ONE QUICK QUESTION, GIVEN LIKE THE PREVIOUS OAK CREEK PLANNING AREA 52 CONNECTIVITY TO ADJUST IN THIS PARTICULAR PROJECT, GIVEN THE PROJECT'S VISIBILITY WITH THE FAIRCHILD ROAD AND THE SAN JUANQUIN MARSH IN PROXIMITY TO IT, WHAT DESIGN FEATURES WOULD HAVE THAT CONNECTIVITY OR ANY DESIGN FEATURES THAT WOULD HAVE A GATEWAY TO THIS TYPE OF LANDMARK?”

    Planning Commission · Jul 16, 2026

  18. Play at 36:17
“Is that feasible and possible? I'm just curious.”

    Planning Commission · Jul 16, 2026

  19. Play at 36:22
“I mean, it's a great attribute just to have.”

    Planning Commission · Jul 16, 2026

  20. Play at 36:48
“Yeah, just my two cents on the positive connectivity pathway. But no, I appreciate that. That's the only question. Thank you.”

    Planning Commission · Jul 16, 2026

  21. Play at 56:11
“Thank you, Chair, and thank you, Eric, for the presentation. I wanted to know, so by definition of unique listing, that really does prevent an operator from advertising the same property across multiple platforms without additional consequences. Is that correct?”

    Planning Commission · Jul 16, 2026

  22. Play at 56:28
“Your answer is yes, right? Yes. Okay, got it. I'm curious to know, and this could be a question for staff, do we have data by districts on short-term rentals and which district has the most? Maybe categorize it by first, second, third, fourth, fifth, and sixth, or sixth.”

    Planning Commission · Jul 16, 2026

  23. Play at 57:17
“Yeah, I live at the Great Park, and I kind of see a lot of that happening there. And how much, one last question, how much staff time has gone into, you know, currently identifying these listings that conceal, you know, their addresses? Has there been a lot of staff time involved in that?”

    Planning Commission · Jul 16, 2026

  24. Play at 57:46
“Okay. Thank you very much, Eric. No further questions.”

    Planning Commission · Jul 16, 2026

  25. Play at 1:20:04
“Thank you, Chair, and thank you for the applicant. I think it's also a great use, definitely needed in the community. I wanted to ask if there's going to be any signage modifications or building exterior changes aside from just tenant improvements?”
