“There we go. Good evening. Thank you for your presentation. Just a quick question about the short-term versus long-term bicycle parking at the hotels and motels. What is the difference in length of that time? What does a long-term bicycle parking look like at a hotel versus a short-term?”

“Got it. Okay, no worries. I see that it was put in sale in 2025 in the Calgary Entitled 24 Part 11, and then we went into effect this year on January 1st. I was wondering, it is a little strange that we have long-term tenants at a hotel. Okay, and I guess, well, first and foremost, thank you. That's all my questions for you. Thank you. And then my last question is, does approving any of these decisions, and I currently... Does anything remove any decision-making amongst the commission down to a staff level?”

“Yes, hello there. So just a couple quick questions. But first, I'd like to start off with, I'd like to thank you at the AC Martin for this wonderful presentation and this design today. I think this is the perfect type of forward-thinking aesthetics we like to see in the city. The question I do have though is, obviously Jamboree and MacArthur are some of the hardest working arterial systems in the city, and I would like to ask about the construction logistics. Obviously we have a construction plan in the city, but can you walk us through the staging and the haul route for the construction…”

“Fantastic. Thank you. And then one last one. What are you most proud of in this project that we may not see just from the report here and the design concepts?”

“Fantastic. And then where in the property is the seven-story parking structure going to go? I'm sorry if I missed that.”

“Fantastic. Thank you. I'm a resident of the Irvine Business Center, so I'd love to see how the traffic is going to look and how parking is going to look. Thank you so much. That's all my questions.”

“First and foremost, thank you for your presentation. I have a couple questions as I'm a relatively new commissioner. Obviously, as we've seen in the city of Newport recently with the issues with their short-term rental properties over the last holiday weekend, what is the current escalation of penalties?”

    Planning Commission · Jul 16, 2026

  9. Play at 48:08
“What is the path to increasing the penalty cost? I'm sorry? What is the path to increasing the cost of the penalties, like raising the fees?”

“Okay, wonderful. Let's see. For right now, that would be all my questions. Thank you.”

“Yes, sorry, I have a couple more questions. You brought up a really good point earlier. I have a good friend of mine who his business was accidentally broken into because there was an illegal Airbnb operating next door, next to his property. They came in late in the night, and I think our business owners, especially our homeowners and residents, have a vested interest in preventing these types of things from happening. Do we have a rough estimate of how many illegal Airbnbs are operating in the city?”

    Planning Commission · Jul 16, 2026

  12. Play at 58:24
“346, okay. And then just confirming, we do have a database of where these people are and where they're operating them, right? Fantastic, thank you. That's all my questions.”

  13. Play at 59:34
“Last question, I promise. Sorry, guys. Just for our viewers that may not be here in the building today, do we have a way for residents to anonymously report these non-compliant Airbnbs operating in their neighborhoods? And where can they find that?”

    Planning Commission · Jul 16, 2026

“Wonderful. And if I may just ask one last question here. It's totally understandable if you haven't, but if you do get an opportunity, if you could look into the HUD-VASH program within the affordable housing dynamic here. Obviously, affordable housing is always on everybody's discussion plate. As a veteran of the armed forces myself, I try to advocate for my brothers and sisters in uniform and make sure we're looking after veterans that do benefit from HUD-VASH, which is a form of affordable housing for veterans.”
