PUBLIC HEARING

Old Business: None

PUBLIC HEARING•Item 1

401 S Magnolia St

The applicant is requesting changes to their original approval as well as approval for the renovation of the outdoor living area and the construction of an accessory structure. The changes to the original BAR approval are relatively minor. The columns on the back porch were changed to square columns instead of tapered round columns and a transom window was added to the rear elevation. The renovation of the outdoor living area involves removing the existing door and windows on the front façade and installing a folding 4 panel glass front door. The rounded posts will be wrapped with 1x trim to create 6x6 columns to provide more prominence. The entire structure will be painted white. The accessory structure is to be built in the rear of the property with a new driveway of E. 3rd South St. Parking for this accessory structure will be off this drive. The design of the accessory structure is similar to the cottage style of the primary structure with similar materials.

PUBLIC HEARING•Item 2

207 S. Gum St

This application is requesting to install an accessory structure in the rear of the property. The primary two-story structure is a raised cottage with a building height of approximately 29'. The proposed two-story carriage house style structure has a two-car garage below and a two-bedroom apartment above. A stacked two story porch with a shed roof is attached on the east side of the proposed building to allow access from the ground floor and provide outdoor recreation space for the apartment. The unit has no stove so that it is considered an accessory structure. The proposed building height is 27'. The proposed building size and height complies with UDO Section 3.5.2.A.2 and Section 2.7.5.B. Setbacks are also compliant. The materials used are similar to the primary structure's materials. Siding and trim is to be either Hardie Plank or Everlast composite siding. Color is gray siding with white trim. Windows on the primary structure are 6 over 6 simulated divided light. The applicant would like to use 2 over 2 simulated divided light windows in the proposed structure due to the smaller window size. Shutters are proposed on the street side of the structure only to provide additional street appeal. The roof is proposed to be raised seam metal roofing. This material is different from the primary structure's asphalt shingle roof, but the long-term goal is to change this roof to its original configuration and use raised seam metal roofing once this restoration is complete.

PUBLIC HEARING•Item 3

308 Sumter Ave

This application is requesting to construct a 24'x24'carport in the rear of the property. The columns, roofing, and paint color are to be the same as the existing structure. The proposed cupola is similar to the style of the one on the primary structure. The driveway will be extended to connect to the proposed car port. Due to the amount of plant coverage on this property, this structure will not be visible from the street. Total roof height is currently unknown, since the applicant has not revised their plans to provide an accurate beam height. The elevations show a beam height of 9', but the details show a column height of 10'-6" and a callout of 11'-0". Any approval will be conditioned upon the submittal of accurate elevations and details.
