Under new business, we have a onestep final plat for A and K addition generally located along Southwest Street at 750 ft north of West 87th Street South. So, this is a onestep plat for the proposed A and K addition to Hazesville. The property is about 8.18 acres. Um, and it's located east along Southwest Street and just north of West 87th Street South. The subject site's currently vacant and it was used as the front yard for the property just to the east of it, 8606 Southwest Street. Um the legal description for the subject site was first established in 1991 along with that rear lot 8606 Southwest Street. Um the original properties were both owned by the same person and kept in single ownership until recently. Um there is a single family dwelling on this rear lot. Um and neither properties are platted. It's believed that um a plotting exemption was granted in the past because together the lots are greater than 10 acres and previous subdivision regulations would exempt
anything greater than 10 acres. Um currently our subdivision regulations do require all properties less than 20 acres to be platted and that is why we are here today. The applicant is requesting um this plat so they can build a single family home on this lot. The final and preliminary plat all conform to our subdivision regulations and it has been reviewed by MAPD to conform to the zoning regulations. It also conforms to our land use map. All comments you see in this staff report have been reviewed and addressed on the final and preliminary plat except for a comment from Sedic County Stormwater Management. Um I believe this is a private email between the developer and storm water. Um, so I'm unaware of that has been addressed. So staff is recommending this be approved um, subject to that comment being addressed before the plaque goes to city council. The developer, surveyor, and property owners are here today to answer any questions you guys may have. Any questions for staff? Yeah. Well, can we ask has uh, the city county uh, storm management comments been addressed? if I can speak to that. Hi, my name is Dan Garber with Garber Surveying Service. Um, the county storm water uh requested a response email from the developer for comments provided on June 4th. I've gone back to June 4th to look for comments. They I don't have any. They may have gone to the drainage engineer. The drainage engineers drainage plan is stamped June 6. So I'm thinking that those comments were probably addressed
between them on to the the drainage plan from June 6th, but I don't have assurance of that for you tonight. So we're comfortable with the motion to approve it subject to that being taken care of. the the plan that I have says basically one house on that that many acres. There's no uh no major impact and so no need for detention or anything like that. No need draining structures or easements. So it's um it's just a matter probably of making sure that county public works has a response. Thank you. Any other questions or general discussion? Not here. Is there a motion?
